Expat Home Finders
Rental agents for expat families in the Randstad
About
Rental agents run by expats who have done the Dutch housing hunt themselves. They work on a no-cure-no-pay basis and say family comfort – from schools to space – is what they plan the search around. You choose how hands-on it is: accompanied viewings, going solo with virtual support, or video viewings done for you while you are still abroad. They search on and off market, submit the offer, review the Dutch lease and help with check-in and utilities across Amsterdam, Amstelveen, Diemen, Haarlem and Utrecht.

Frequently asked
What does no cure, no pay mean?
You pay nothing until they have actually found and secured your rental home. If they don't get you a result, you owe them nothing.
Is there a minimum budget?
Yes. They recommend from about €2,250 a month for a one-bedroom in Amsterdam and around €2,200 in Amstelveen, Diemen, Haarlem, Utrecht and Leiden, and note that Dutch landlords generally expect a gross income of three times the rent.
Will our contract be in English?
Contracts are almost always in Dutch because the Dutch version is the legally binding one. If the listing agent doesn't provide a translation, they will share one.
